In April 2014, The Flynn Company was awarded the leasing and management contract for SEPTA’s 670,000, 20-story office headquarters at 1234 Market Street in Center City, Philadelphia. At the time The Flynn Company took over, the building had 58,043 SF of vacancy over three floors which had been vacant for over 3 years.
Hitting the ground running on the assignment, The Flynn Company’s team immediately crafted a marketing campaign which sought to reenergize the building and reposition it as a viable option for Center City brokers and tenants. This aggressive plan included marketing materials such as brochures, floor plans, a full size window decal on Market Street, a professionally produced video and Constant Contact email marketing blasts. All of these materials focused on highlighting the Building’s location in the heart of the resurgent East Market corridor as well as the efficient floor plates that cater to the requirements of today’s discerning tenants.
As a testament to the attention 1234 Market Street was given, within 8 months of coming on-board, The Flynn Company’s team had completed a 10-year, 9,695 SF lease with Chapter 13 Standing Trustee – Philadelphia Region. Following up on that success, the team recently finalized leases helping the Building achieve 100% occupancy. In September 2015, a 10-year lease was completed with the GSA/National Park Service to occupy the entire 20th floor of 33,114 SF. Additionally, in November of 2015, a 10-year lease was completed with Rothman Institute to occupy 10,592 SF on the 3rd floor. SEPTA will expand into the remaining 5,000 SF and as it stands today, the Building is fully occupied; 20 months after The Flynn Company was awarded the leasing assignment.
